The party leader must be at least 21 years of age at the time of booking. The owners reserve the right to refuse any booking at their discretion.
A 30% deposit is required, the balance must be paid 8 weeks before the holiday start date. If the balance is not paid within 7 days of the due date the owners have the right to cancel the booking and the deposit will be lost. For bookings made within 8 weeks of the holiday start date the full amount must be paid at the time of booking. Once you have made a booking and received a confirmation email the booking becomes a binding contract between both parties. The deposit paid is non refundable unless the property becomes unavailable. For holidays cancelled by you, the party leader remains liable for the outstanding balance. However we always try to re book the property for the period of the cancelled holiday, if we able to re book you will not be liable for the balance. All cancellations must be made via email to The owners will then acknowledge your cancellation.
We advise that you should have suitable travel insurance to avoid any loss if you have to cancel.
Once we have accepted your booking we will only cancel the booking if under exceptional circumstances the property becomes unavailable for letting for reasons beyond our control. In such a case all monies paid by you will be refunded. Whatever the circumstances our liability to you will not go beyond a full refund. We will not be liable for any consequential loss.
The owners or their agents reserve the right to enter the property at a reasonable hour for inspections or emergency maintenance.
We have a no pets policy, if any guests are found to have ignored this policy they will be asked to leave the property immediately with no compensation paid for the balance of the holiday. A £100 cleaning fee will be charged.
The maximum occupancy (4 guests) for the property must not be exceeded. If this is not adhered to the owner or their agents have the right to revoke the booking and ask all present to leave the property immediately with no compensation paid for the balance of the holiday.
Smoking or vaping is not permitted within the property, if there is any evidence that this has taken place a £100 cleaning fee will be charged.
You agree not to act in any way which might cause disturbance to any neighbouring properties. Please ensure that noise is kept to a minimum, particularly late at night or in the early hours. In exceptional circumstances if we consider that you have behaved anti-socially, irresponsibly, or have caused significant damage to the property or the property of others, we are entitled to terminate your let immediately without a refund. No parties or large gatherings are permitted.
We are unable to accept any liability for adverse weather conditions, failure of services, or other circumstances outside of our control, e.g. interruptions to broadband connections, power cuts, roadworks and maintenance to neighbouring properties.
Please take good care of the property. Whilst we employ a housekeeper, guests are expected to leave the cottage in a neat and tidy fashion, follow the departure instructions and leave by 10.00 am. In exceptional circumstance we may charge a supplementary cleaning fee of £50 if there is excessive soiling or mess left behind.
You are responsible and liable for any breakages which you cause to the accommodation or its contents. We do not normally charge for minor breakages, but you will be held responsible for repair or making good if we consider that the damage is significant or culpably negligent. Please report any damage or breakages to the housekeeper as soon as they occur.
You must report without delay any apparent defects in the property or any breakdown of equipment or appliances therein. Arrangements for repair or replacement will be made as soon as possible. However, we cannot accept liability for any happenings outside our reasonable control such as the breakdown of domestic appliances, heating, plumbing or wiring systems.
We will endeavour to ensure that the content of this website is always accurate, honest, and up to date. However, all content, including prices, is subject to change without notice.
All personal information collected through the forms in this website will be used only for the purpose intended, e.g. to answer an enquiry or to process a holiday booking.
In the case of our mailing list, we will retain the information supplied by you for the purpose of operating our mailing list. Your information will not be shared with any other third parties. We will remove your details from our mailing list on request.
You accept that data gathered during the course of this booking may be held on computer.
If the guest has a genuine complaint in respect of the property then this should immediately be reported to the housekeeper, for whom contact details are provided in the property. We will do our best to ensure that any such matters are rectified as soon as possible.
We do not accept any liability for any damage, loss, injury, sickness or inconvenience to any member of your party, or any vehicles or possessions belonging to any of them, howsoever caused. We shall not be liable for any additional expenses incurred by you whether directly or indirectly caused by or arising from any aspect of your booking with is. Under no circumstances shall our liability to you exceed the amount paid by you to us.
No correspondence will be entered into in respect of complaints made on departure or after the guests return home. The owner or their agents must be afforded reasonable opportunity to rectify whatever has caused the complaint to be made during the holiday. Complaints which are not reported immediately will not be entertained subsequently and certainly not after the end of the rental period (having not given the owner or agent the opportunity to rectify the problem during the holiday).
When making a booking with us, you agree to comply with the above terms and conditions. In the event of a dispute, the laws of England and Wales shall apply and the English courts shall have jurisdiction.
